If you are selling your home, particularly in todays competitive market, you may need to disregard your own tastes so that you can see your property through the eyes of your potential buyer. For example, there are some kitchen trends that, whilst they might be practical for the home, can sometimes be viewed as negative points by would-be purchasers. Features such as cherry cabinets, pull out storage and even a hanging pot rack might actually set you back in achieving the best price for your home. Also bear in mind that what the current market is dictating is not always the same as what many kitchenware stores are selling. For example, potential buyers who are looking for contemporary appliances might consider a vessel sink to look dated. Kitchen design has moved towards functionality and efficiency and buyers tend to look for large basin sinks or special premium put on large under-mount sinks. They are easy to clean provide cooks with plenty of room. Likewise pull out racks are less popular nowadays. Lazy Susans, appliance garages and tall pantries are also going out of style. The best advice is to keep storage options plentiful but simple. Solid surface back-splashes are also being superseded by glass, granite, natural stone, and tile back-splashes, according to the National Kitchen and Bath Association. Hanging pot racks also get the thumbs down. Whilst pan racks are a useful form of storage, they can clutter up estate agents pictures as they can obscure the view of the rest of the kitchen. Potential buyers might also take the view that the property is lacking in storage space. According to the National Kitchen and Bath Association, demand for cherry wood cabinets, in high demand last year, is also on the decline. To achieve the latest look, think about cabinets in a lesser-used but attractive wood, such as alder or bamboo.
