Some British homeowners are over-estimating the value of their home by as much as 35,000, new research has revealed.The average homeowner estimates that their house is worth 190,175, which is 37,280 more than the official figures from the Land Registry, Abbey Mortgages stated.Residents in the east and south-east of the UK are the most optimistic about the value of their property.Homeowners here aim around 53,422 above Land Registry estimates, the survey showed.Nici Audhlam-Gardiner, Abbey director of mortgages, stated Homeowners looking to remortgage or sell their homes in the near future need to make sure that the value of their home is accurate and has been valued by professionals to avoid problems or disappointment further down the line.Carrying out some kitchen home improvements could prove to be beneficial to the value of a property.Home repair and maintenance company HomeServe recently said that the property price plummet has resulted in individuals investing in kitchen upgrades to boost their houses attractiveness.Even simply buying new sink accessories and other kitchen items could give the kitchen a fresh look.
